🏘My First Property! 🏘

“What you talkin bout’ Willis??” Well let me tell you Willeen…. so ya girl bought her first INVESTMENT PROPERTY!! It was an older duplex on the Southside of Columbus!!! When I tell y’all I WAS SO EXCITED 😆 I mean through the roof excited😛!! I had always wanted to be a Real Estate Investor…but…like college…I didn’t really have any guidance… so I had to figure it out…. I started talking to people…asking around trying to understand what all the HYPE was about!! 🤷🏾‍♀️ I found an awesome mentor who explained to me that it was NOT a get rich quick thing…. you will have some flops but with the right guidance and education it can… and will be very lucrative 💰!!! So I did it!!! GUESS WHAAATTTT!!!!! It was Ah-DISASTER😣!!!! I underestimated how much time it took! How much energy and how….if you don’t have the right people then it can be STRESSFUL!!! And I DID NOT have the right people 🙅🏾‍♀️! Let me explain 🔽

As I said I always wanted to be an investor and I never wanted to live with the “what if”. I didn’t want to be that person that said what if I had done it! So, I did it without fully educating myself 🤦🏾‍♀️….A MISTAKE I DON’T WANT YOU TO MAKE! Whenever you guys want to do something…🗣DO IT… but I want you to be smart about i! I want you to educate yourself I want you the be sure that you are doing your best to eliminate any possible obstacles! Now we all know that it’s not possible to guarantee success…buuuttt you can prepare yourself and make sure that what ever it is that you want to do, you have an understanding and you have done your homework!

So back to my duplex. I bought it, month 1….tenant says to me that he doesn’t want to live there and he is not going to help me with my “dream” because of my skin color 🤯… I know right!!!! But it gets worse…. Other tenant wants new EVERYTHING…. “because if there is a new owner I should get new stuff”🤭 waiiitttttt✋🏾 back to the other tenant….. he wants a new hot water heater because his is too small and runs out of water too quickly…. and until I fix it he’s not paying….proceeds to threaten me… and my family…. and then says that all people that look like me ->black people<- are lazy, useless pieces of trash and that we should not be allowed to live… 😵 did I mention I was still in month 1…so what did I do you asked?? I freaked out 😬 I cried 😭I lost my cool 😶 I panicked at the disco😰 I went bonkers 🥴!!!!!! Because I just spent this money on a property that I was supposed to use to start it all and at the first turn this happens. So I called my mentor and he told me to do the following:

1-get a lease(he hadn’t have one because they were long term and had been there FOREVER

2-Evict them!

OR

3-Sell It

SO…. after that talk ya girl stopped trippin and got her ish together and served them papers!!!!! ❌EVICTED ❌ I then get a call from the one I served apologizing for what he said…explaining what he felt was a justification for his actions and said it would never happen again 👀. 🗣YOU DAYUUUMMMMM ROGHT IT WON’T…. about two weeks later I met them both with a lease and terms of that lease…. 👏🏾Not👏🏾Playing👏🏾Games👏🏾 Boo! And I didn’t have any more issues from HIM ☹️

Month 2-12 😂😂HER🤬 !!! I’ll make this one quick!! Y’all everything was wrong for her she wanted new tile because she didn’t like them, she wanted a bigger refrigerator because that one couldn’t “handle” her groceries, the paint was too bright, y’all it was bright white…😒…. The lights were too dim. Now she did have some legitimate issues, which I addressed, but she was rude to my maintenance supervisor. She wanted him to reimburse her for the things she had to throw out because a pipe burst…she wanted me to take 100 off her already inexpensive rent because the windows weren’t as big in her side as they were in his side😤. When I said I wouldn’t, HE STOPPED PAYING!!! 🤬!!! Whew Chile, I like ta lost it. Just as I was about to have the sheriff serve her she paid up and texted me said I was a bad person, a horrible landlord, I should not be allowed to own property and that she was moving out…..🤗.

At that point I realized I WAS DONE. I did not want to buy and hold I wanted to buy and flip, so I sold it!!! Made a decent profit, and halted 🛑. I knew I needed to educate myself more. I needed a better handle on things…I needed to fully understand what I wanted to do in real estate before I got back in. So I started learning and as things became clearer…. I.LOST.MY.JOB…
